Loan Application Document Bundler Audit — the lender checklist and what's missing from your stack

Indian retail loans — home, personal, business, car, education — share a similar document checklist across HDFC, SBI, ICICI, Axis, Bajaj, and dozens of NBFCs. The list is well-known to bank relationship managers and DSAs (Direct Sales Agents) but rarely written down anywhere a first-time applicant can find. The result is a familiar pattern: you submit your stack, the bank comes back asking for documents you didn't include, you spend a week gathering them, the sanction process restarts. The bundler audit short-circuits that loop by running your document stack against the same checklist banks use. Here is what it checks, the five eligibility-affecting flags that derail more applications than missing documents, and where the audit ends and lender-side underwriting begins.

What the audit checks

The tool reads your concatenated loan-document bundle (the recommended workflow is to merge all documents with our free Merge PDF tool first). It detects the loan type from the document mix — a stack with property documents and Form 26AS plus salary slips is a home loan; a stack with just bank statements and salary slips is a personal loan; a stack with GST returns and business bank statements is a business loan. The detection is usually unambiguous.

Once the loan type is identified, the auditor runs the document checklist for that type: KYC (PAN, Aadhaar), income proof (salary slips, ITR, Form 16, bank statements showing salary credits, GST returns for business), property documents for secured loans (title deed, encumbrance certificate, approved plan), guarantor documents if needed. Output is a per-document status: present, present-but-partial (e.g. only 3 months of statements when 6 are required), or missing.

Five eligibility-affecting flags

Beyond "are the documents present," the audit surfaces flags that affect whether the loan will actually sanction. These derail more applications than missing documents:

  • Bounced EMI in the last 12 months. Any EMI bounce on existing loans in the recent past is a major red flag for any new sanction. The analyzer reads bank statements and surfaces bounced EMIs explicitly. If found, addressing them (or waiting for them to age out) before applying is more productive than applying and getting rejected.
  • Salary credit gaps. Your salary should show up in your bank statement consistently. Two missed months in a row signal employment instability — a sanction-killer. The analyzer surfaces missing-month patterns from the statement.
  • FOIR over 50%. Fixed Obligation to Income Ratio — your existing EMIs as a percentage of your income. Over 50% typically means rejection regardless of credit score. The analyzer estimates FOIR from your salary slips and existing-EMI patterns in the bank statement.
  • Recent loan applications. Multiple recent hard inquiries on your CIBIL signal credit hunger. The analyzer can't see your CIBIL directly but surfaces the loan-disbursement entries in your bank statement that suggest recent borrowing.
  • Income vs lifestyle mismatch. Bank-statement entries that are inconsistent with your stated income (expenses dramatically higher than salary, large unexplained deposits, frequent cash withdrawals) trigger underwriter scrutiny. The analyzer surfaces these patterns for you to know about before the bank notices.

Loan-type-specific checks

The audit varies by loan type:

  • Home loan. Adds property documents (title deed, encumbrance certificate, approved plan, NOC from society if applicable, property tax receipt). Property valuation requirements, builder NOC for under-construction property, conversion certificate if agricultural-to-residential.
  • Personal loan. Lightest checklist: KYC + salary slips + bank statements. Most decided on CIBIL + FOIR.
  • Business loan. GST returns (last 12-24 months), business bank statements, ITR for the business entity, partnership deed / company incorporation docs if applicable, business proof (Shops & Establishment, MSME registration, GST registration).
  • Car loan. KYC + income proof + the car's quote / invoice. RC book for used-car loans. Insurance copy if pre-existing.
  • Education loan. Admission letter, fee structure, course details, parent/co-applicant KYC + income proof. Collateral docs for loans above the unsecured threshold.

Lender-specific variations the analyzer can't fully cover

The audit is calibrated to the typical Indian retail-lending checklist. Specific lenders sometimes have variations:

  • NBFC vs bank. Some NBFCs accept lighter documentation (no Form 26AS, no 6-month statements, etc.) for speed. Bank checklists are typically stricter. Verify with the specific lender.
  • Cooperative banks. Sometimes have unique additional requirements (member shareholding, branch-relationship history). The analyzer's general checklist misses these.
  • Government schemes (PMAY, MUDRA). Subsidized schemes have their own additional documentation (income certificate, EWS/LIG certificate, etc.). Verify with the bank running the scheme.

Privacy considerations

Loan documents are sensitive — they contain PAN, Aadhaar, bank statements, salary information. The analyzer processes them in memory only and deletes server-side temporary copies after 60 minutes. For DSAs and brokers handling many clients, the Pro tier offers per-client folders with audit logs.

Three habits worth knowing:

  • Redact PAN / Aadhaar before sharing the audit output. If you're forwarding the analyzer's output to a DSA or family member, the audit may reference PAN / Aadhaar that you do not want to forward. Use AI Redact to scrub before sharing.
  • Strip metadata. The bundle PDF you uploaded may carry metadata from the original DOCX or XLSX sources. Run Remove Metadata before sharing the audit alongside the bundle.
  • Sanitize attachments. Some loan-document PDFs carry hidden attachments. Run Extract Attachments to verify what's inside, and strip any unintended additions.

Limits and pricing

Loan Application Bundler charges 15 credits per audit. The tool handles PDFs up to 100 MB (large bundles are common). Processing runs on our servers with 60-minute retention; nothing persisted beyond.

Important: This is a checklist-completeness aid, not loan pre-approval. Final eligibility depends on the lender's underwriting based on CIBIL, FOIR, employment stability, and credit appetite. The audit makes sure you don't waste a sanction-day with incomplete docs.
